The modern bathroom has a large walk-in rainfall shower and a bath with a TV. Bliss.

    Newly-built and modern with everything you would need, including a 50" TV, large walk-in shower, and views towards the loch from your private outdoor seating area.

  • Deluxe

    Our deluxe rooms vary in style and character, but rest assured all are extremely comfortable and welcoming.

The Oak Tree Inn Accommodation

We are in the picturesque lochside village of Balmaha, on the famous West Highland Way. We have rooms above the inn and in a series of beautiful cottages just yards from the main building (see map at the bottom of page). We offer single rooms, twins, doubles, family rooms and unique pods.

Each room has a unique character, all with different features and specifications. If you have any specific requests, please let us know during the booking process and we will endeavour to cater to your needs.

We have a limited number of dog-friendly bedrooms for an additional £20 per night, and dogs are allowed in our bar and conservatory. Our restaurant remains completely dog-free for guests with allergies. Please declare your dog prior to arrival so we can ensure you are in an appropriate room.

We have everything you will need during your stay, including a bar and restaurant, Village Shop, and St Mocha Coffee shop serving up our own Loch Lomond Coffee which is roasted on-site, plus our homemade ice cream.

All rooms are en-suite and have free parking (with EV charging points if required), free Wi-Fi access, flat-screen TV’s, hairdryers and a complimentary beverage tray.

We are easily accessible, just 30 minutes drive from Stirling and around 45 minutes from Glasgow.

Cancellation Rates

Flexible Rate: Your credit or debit card guarantees your room, but no charges are made at the time of booking. You will be charged in full 2 days prior to arrival.

If the booking is cancelled after this time or the guest fails to arrive, your card will be charged.

Advance Purchase & Seasonal Deal Rates: All Advance Purchase rates require full prepayment for the entire stay at the time of booking. Please note that all Advance Purchase payments are non-refundable if the booking is cancelled. 

In the event of guests causing any damage to hotel property, we reserve the right to charge the card on file for any costs incurred for repairs, replacements or cleaning. Please note smoking is not allowed indoors as per Scottish Law. A fee of £150 will be charged if you smoke in your room during your stay.

FAQs

  • We have some dog-friendly accommodation, and dogs are welcome in our bar/conservatory. If you plan on bringing your dog, let us know prior to arrival. 

  • We have a gluten-friendly menu. However, we do currently use shared fryers and a shared pizza oven.

  • Our Premier Deluxe room has a bath with a TV, and some of our Deluxe rooms also have baths.

  • Reception is open from 8am-9pm. 

  • We have free parking for hotel residents. For guests visiting our restaurant, there are car parks in the village just metres away.

    On arrival to check-in, park behind the reception and leave your bags in your car, as we may redirect you to a nearby cottage

  • You can check-in from 3pm.

  • 10am, or you can extend to 12pm for £10 (subject to availability).

  • It is recommended that you book in advance, as our restaurant fills up fast. You can easily book online or give us a call.


  • You can get the train from Glasgow Queen Street to Balloch, then the 309 bus from Balloch bus stance to Balmaha.

  • No, our pods are not dog-friendly, but we do have some lovely dog-friendly bedrooms.
